I do not do open houses for sellers, much less for FSBO's hoping to catch a "live one." In my experience, 99% of those who come to open houses are looky-loos. There are better and more cost effective ways in terms of time to generate buyer leads.  In the old days I can understand how and why they were important. My listings are open 24/7 today on the web. And don't get me started about the security issue of sitting in a house with strangers walking through.

If i hold an open house, the main purpose is to get the house sold, not to get buyer leads. Wouldn't do one for a fsbo unless it was someone i know.

Are you referring to holding open house for a FSBO to gain their business.. /Some guru on facebook is suggesting this technique.  No, I don't offer to hold open houses for those.  I have offered to hold open houses for agents in my office with a new listing.   Honestly I have not done an open house in a while. Just signed a listing agreement and this property owner doesn't want one.  That's ok.  In our market, homes are turning over quickly.

I used to do that and yes about 75% of them were. There are very few FSBO's in our San Diego market these days in my neck of the woods.

I do Open Houses every weekend.  I dont look at it as a waste of time but rather as an opportunity to meet the neighbors who might become potential sellers. I also use the time to write out thank you cards or create some sort of social media piece.  A lot of homeowners just assume that an agent is going to do an open house but I have had clients that tell me that they don't want one or that they don't care if I have one or not.

As for doing an open house for a FSBO, while we don't have too many in our area, I think it is Anna opportunity to create rapport with the homeowner not to mention surrounding neighbors that see that you are "doing something different" and that opens the door to opportunity.

I haven't heard of this practice. Have you done it?  I would think sellers of FSBOs would be open to it. The Realtor would need to draw up an agreement with the seller stating that if a buyer from the Open House signs a contract the Realtor would get a certain compensation.

we hold open house events every weekend.... we do not focus on fsbo's.... and from the open house events, in a seller's market, we often sell the home at the first open....especially when the showings start that day....
