This has got to be at least the third same question in as many days. Please refer back to previous Q&A. Very tiresome after a while to keep repeating oneself. Why don't you do some research on previous answers and posts and then write your own post about what you think it takes. You'll learn so much more that way.

Two things:

1) Get a mentor or other experienced agent to help you learn the business.

2) Start with your "sphere of influence".  Line up all your relatives, friends, former co-workers, church members, etc. and let them know you are now in the business and that you not only need their help, you need their referrals.  Once you get a few sales under your belt it will be easier to market yourself.

Find a mentor! Find out what they need and then provide that service to them for free in exchange for the opportunity to work with them and learn. It will pay off if you can provide something of value.

I've heard of beginning investors that literally ran errands, swept floors, and delivered paperwork just so they could hang out with an experienced investor. It paid off and now they are doing well on their own.

Treat this job as your business. Choose few lead generating ways( door knocking, sphere of influence, open houses, local networking, etc. etc.) and commit to that. Prospecting time and following up  blocking should be your priority.

Lead generate, lead generate and lead generate. And I'm not just saying get on the phone to FSBO or Expireds. You can knock around 40 homes of a new listing in your office or for that matter a recent sale. Go knock on a FSBO or Expireds door instead of calling. Along the way, see if friends are nearby or a strip mall. Knock on the friends door say howdy, tell them you are NOW their Realtor. Strip Mall? Knock on every business, get their card or discount coupon, tell them your the new Realtor in town and you are going to promote their company to your office, hundreds of clients/friends and if they hear of anyone thinking of selling or buying call YOU! Put 30 business cards in your pocket and don't go home until they have been given to NEW "met" folks. The list goes on and on!
