Every state is different regarding the procedure, but I noticed you are in UT, so I can say that you are in a Deed of Trust state, That means that foreclosure is non-judicial. You start the process by providing "notice" and then follow the steps required by your state. You do not have to go to court in most cases. We have a similar process here in AZ and we actually have services that you can hire that will handle the entire process very inexpensively. You may have something similar there.
Try doing an internet search on the subject. You will find several sites that detail the process for Utah.
