Fortunately, my experience is that I come across alarm systems when showing homes less than 1% of the time... but it is always a bit stressful when they are on.

I like for a seller to walk me through to actually put in the number with them present. I recently sold a house with an old Key pad, the numbers were small and not lit, it was difficult to see and caused a couple of bad codes to increase that beeping before i got the right one in a couple of times

I definitely harbor a bit of angst when I know I'll be up against an alarm system during my showing travels... There never seems to be any continuity to the systems and I'm not a fan of being at the mercy of the listing agent's instructions.  ;)

Hmm --- tenant occupied - don't let the dog/cat out(they are escape artists) - if you set off the alarm system you will need to pay the fine -  no need to preview ----  each of these comments in the agent only remarks in the mls - create a certain level of uncomfortableness. However, it seems as if I deal with it.

I know that 'hope and pray' feeling when showing homes with alarms! There's definitely a bit of angst until you've successfully disarmed it!

Many people in my area are using their cell phones to disarm their systems prior to showings and I'm loving that!

I advise my sellers to consider not arming them during showing times. I have  had alarms screech at me more times than I want to remember.

Paul they don't bother me as I've been using them since my first year in the biz.  And with that said.... my first showing with an alarm bothered me  A LOT as nobody told me there was an alarm and the police showed up. There I am in  high end home surrounded by cops.....gee what kind of job is this!  Looking back it was kinda of funny. The cops were great and my clients bought the house - the next day.

Alarms can be quite traumatic during showings - turning them off, re-alarming and so on. I've had LA's forget to tell me about them or give me bad instructions for turning off.

So long as it's upfront in the MLS and there is a sign on the lockbox, it's never been an issue.  Most sellers either leave them off or will remotely disarm them for the showing or provide a "realtor code".

I have no problem with their use and prefer to have the system armed when entering. The hate comes from agents not providing accurate codes or instruction to properly disarm  them.

Ideally the alarms are off  during showing times when the home is listed. Of course having them on during the evening when there are no showings makes perfect sense.

I wave at the camera, clearly audible I advise buyer to 'say not a word. enter the code, show the house.

What I don't like is when agents instructions say the disable keypad is in laundry by garage entrance door. Fortunately, I have good instincts regarding where the kitchen is, and the laundry door is often nearby.

I always request sellers to turn off the alarm..it makes showing so much less stressful! You know someone will set it off you can count on it..one of those anticpated issues to remove from the table!
