Once, early in my career.
The Buyer (my guy) was very tense throughout the closing. When we were done, he blasted the Listing Agent. He had just moved to Tallahassee; her company had botched the sale of his house in the state that he had left (I was not aware of it until the blow-up at the closing table).
He told her to get her @#$ For Sale out of the yard immediately, or he would throw it in the trash. Very ugly, very rude. The Title Attorney and I sat quietly while he ranted and raved. The LA collected her files and went out of the room (she and I caught up later; there was no issue between us).
That man is one of the few customers/clients that I intentionally never followed up with.

Yes. I walked into the closing for my own daughter's purchase, only to find the attorneys standing up and screaming at each other across the closing table.
I had arrived a little late because I had stopped to bring everyone Starbucks. My daughter was sitting there tearing-up... I pulled her from the room, and let the attorneys go at it, 'till our attorney came to "bring us up to speed" on the problem in another room.
Everything worked out fine, but it started off a little rough.

Yes, I have... had a seller start yelling at me once because he had not completed an agreed upon repair. He threatened not to close. I quietly threatened a law suit for breach of contract and performance. I also told him I didn't accept that kind of talk from my kids and I wouldn't from him, either. He shut up and sat down. I told the closing attorney that my buyers and I would not remain in the same room with the seller. That seller could sign his documents, leave and we would come back.

No, because each of the sellers asked to have a separate closing time. This wasn't a fight between buyer and seller. It was related to the fact that the sellers were in the middle of a divorce. Each asked for a separate time to meet with me to avoid confronting the other. I made sure that there was plenty of time between each scheduled meeting so that they wouldn't have the slighest chance of running into each other in the parking lot or lobby.

Oh yes I have witnessed fighting and usually when that has happened it was not between the buyer and seller but between the buyers. One time the wife found out at the closing table that the husband was paying child support. She had no idea there was a child in his past. The wife refused to sign that day but did sign the next day when she had calmed down.
