I have done the same thing.  When we have the listing, we are working in the best interest of our client and if that few minutes out of your day is worth someone writing an offer ... I say YES!  Show it and Sell it!  Giving honor to the original agent will be the right thing to do and will foster a great relationship with that agent and only build trust for future deals.

Your job is to get the home sold so absolutely show it again and honor the agent who showed it initially. I am surprised, however, that the out of town agent hasn't already set something up with another agent in their brokerage to cover their business while they are away.

    Lynnea Miller makes the excellent point about your job being to sell the house.  

      As for "honoring" the other agent, that is your choice to make.  Does the Buyer have a written Single Agent relationship per F.S. 475.278?   (The FAR Form for Buyer Broker does not guarantee a Single Agent relationship; it only obligates the Buyer to pay a commission to whatever Broker they signed with).

     The out of town agent would have slim chance of "procuring cause" if they only showed the house one time.

Also, I'd ask her if she has a written representation agreement with that agent, and ask if that agent arranged to have someone cover her while she is gone, as I don't want to step on any agency relationships and I would contact the agent to let them know their client contacted me.  Perhaps the agent did arrange for someone to cover her and would rather that agent show it than the listing agent. -Kasey

I would have shown her my listing, but first I would have asked her to find her agent to call me first and maybe even have a colleague show her. Too many things can go wrong if you get involved in another agent's relationship.

I'm with Lyn! They've already seen the house, you provided access via their agent. Just imagine if you did that for every buyer when the agent wasn't available to show the property. You would have no time for your own clients. I might have a different view if there was an offer on the table. There's no reason that that buyer can't wait for their agent to return and accompany them. Is there? Why is their time more valuable than yours?

I would not be that kind hearted. I would tell her to wait until agent got back. What type of agency disclosure did  you make? Did you have her sign it? Mistake if you didn't. Don't consider it a favor because it needed to be signed.

I would show the buyer the home. But I wouldn't go beyond that -- if the buyer had specific buyer questions or wanted to write up an offer, I would refer her back to her agent, or I would contact her agent myself at that point.

I would not want my buyer looking at the house with the seller's agent so I would tell the buyer that it was not proper protocol and she needed to work it out with her agent.
