I consider myself an expert in a few subdivisons that I've sold in. I think after you've sold so many in a group of 500 you can call yourself well versed.
It is an overused phrase which is why you posed this question.
I also consider myself an expert in a few towns in my area.
well versed, previous results, know the product like models, know the benefits of the neighborhood, know the prices in the neighborhood, etc.

Expert is someone who knows their market, knows the contracts, knows negotiation, knows what to do and not to do to avoid litigation or otherwise harming a client.
It does not mean inherently, honest, professional, or doing the right thing.
An "expert" can do good or do harm. It all depends on how they choose to apply their expertise.

That definition is not as easy as it sounds - just because someone has decades of experience does not make them an Expert. You may not have sold many homes in a particular area/development/community, nor know that area well for comparables, home model floorplans, their HOA, proximity to stores, hospitals, shopping, school districts, etc. Since I am almost always learning something new every day (and I like that!), I may never become someone's definition of an Expert. I'm 'ok' with that, which doesn't mean I don't strive to 'Be The Absolute Best I Can Be'. If I can answer questions about my niche, and have done sales and purchases in that area, along with Negotiations, I think I'm definitely qualified to be considered knowledgeable and informed Annette Lawrence , Palm Harbor, FL 727-420-4041!

I hear that alot...I agree with Richard Bazinet. I do believe that when most agents use that word "expert" it sounds good but are we really an expert..I also think that if you say you are an expert in certain areas that you should tell me where the nearest restaurant, when was the last house sold, what schools are in area, etc.
