Very carefully. It depends on your state but in California the landlord has to have all the t's crossed, and i's dotted. Some attorneys specialize in evictions, and if it was me, I'd hire one if I had the need. The last thing you want is a squatter that ties you up in court.

Shut off the water and power, put cement blocks across the drive way and throw their stuff in the yard. Well not really, it is ilegal these days, but did hear of a landlord trying it never the less.
