I do but it has no affect on whether I show or not unless the compensation is significantly ridiculous like 1% to buyer agent 5%  to selling agent

There are two parts to my answer. First yes i do, but when i am hired by a buyer, i do not let it stop me from showing what the buyer wants to see. My buyer agent agreement will address buyer side compensation anyway. Second, there are companies that offer a very low rate and that you can call before you show and ask for an equal amount and give it to you. There are some who may read this, that will say the fee is what is published, how dare any buyer agent call. Maybe it is just something that happens here, but i get those calls too. It is part of business and not offensive in this part of the woods

     Yes.  There are still a few numpty LA's who offer zero or next to nothing to showing agents (especially to Buyer Brokers and No Brokerage Relationship Brokers).

   I will still show that house, but the Buyer is going to ask for increased compensation to me, when they write an Offer on the property.

I would if I were a buyer's agent.... I would show the property even with low compensation...but I'd also remember who the listing agent is!!!

Yes, I do, just as I check all other aspects of the mls listing. The real question is whether one shows a property with a low commission, not whether one checks. But a reason to check is because in NC our buyer agency agreements state the amount of commission I will earn on the sale, so if the coop commission is less, buyer needs to pay the difference. That's a pretty material fact needing up-front checking.

We assume it is the normal compensation. With commerical often they will not pay buyer agent. After escalating to revoke their license, the listing broker calls back we will pay you 10% referral fee because you do not belong to our specific association.

If the home works for the buyer, that should be the main concern. Given two like properties, if one has higher compensation, that may be the one the agent would encourage over the other.

Yes but not for the reasons you might think... statistically a home that offers a lower Buyer Agent compensation takes longer to sell and sells for a lower price.

If the buyer agent compensation is more than what the MLS says, the buyer is on the hook for the difference.    Sometimes I forget to look though.
