We will cooperate with any licensed broker anywhere in the country. If it's an agent, they must have an employing broker. How much we will compensate depends on the agent level of participation in the transaction. If we're essentially going to take over on the buyer side as well, be the point of contact, facilitate inspections and access etc . . . then it's a referral fee and we treat the buyer as a customer.
If the agent needs access to show the property and is going to write the contract and stay involved in the transaction, then we cooperate with them as if they were in our association.

I am right on the border of San diego and Riverside. Different MLS, Different lockbox types. There is quite a bit of overlap. Some agents pay for access to both types of boxes like I do, since I do cross over often. We also have reciprocal arrangements, so they do have access to the agent remarks and MLS, but maybe not the Lockbox. I am happy to provide a 1 day code.

As long as they're licensed in this state, and they have a legitimate buyer, they will get paid whatever is advertised in the MLS. We can jsut write up a commision agreement. With sellers permission, a combo box can be added after ratification for inspector, appriaser, etc.

Florida Realtors offers a standard form, or create your own. (If YOU are the non-MLS member, make CERTAIN that you have a commission agreement with the listing broker, otherwise you may get nothing).
As for the lockbox - be careful not to violate MLS rules by loaning keys, giving out codes, etc. If the out of MLS agent needs a key, and you are willing to loan it, put the impetus on that agent to pick up and return said key.

Frankly, I treat them just as I would any MLS member. I have a closing tomorrow with an agent who brought me a full-asking price offer on a listing and has done all the work any other agent would have done in getting the property through inspections, financing, closing, etc. Why would I pay that agent less? (There are some MLS members I'd like to pay less because they barely did what they needed to do to get a contract to a closing table.)

I think the situation would have to be addressed on a case-by-case basis, but I would tend to think if they can do all the work required, they should get the co-broke that is listed. If they can't, then perhaps a revision to the amount is in order.
