Any question referring to price is, in my opinion, a waste of time! Of course a Buyer will say it is overpriced - that's their job!!! I like to ask if they're planning on a 2nd showing? Is there anything we can do to put together a transaction? Interst level of the buyer? If not submitting an offer, why?

Best questions are those that provide information for the seller. I ask for the clients interest level and suggestions. This really helped when a seller had acquired a cat after we listed and it was running wild in the house during a showing. I had know idea and the seller was happy to put it in pet carrier for future showings.

I figure if they have feedback they will let me know. Sometimes feedback is a waste of time. Especially if you have buyers who think they are being savvy and give you negative feedback then write an offer... if you already told the seller they may not take too kindly to the offer.

Like so many others have indicated....sending a form to a real estate agent, if that agent is named Annette Lawrence will get NO RESPONSE, regardless of the content.
What do you need to accomplish with those questions?
Be aware presenting questions that have no hope of actionable direction is a waste of every ones time.
Do you want to start negotiations?
Find what is most objectionable regarding this house?
Confirm what you already know but the seller can not hear your voice?
The worst question ever is "What is your opinion of the condition of the house?" Poor condition. What do you do? Ignore? What then, was the purpose of the question?
Was it paint? Cleanliness or the ceiling puckered due to water intrusion?

Hi Laura,
At my open houses, I ask visitors if they'll complete my guest register and feedback survey. If they say OK, I send them a text with a link to a Google Form. I gather the following info:
Opinion about...
- Price
- Location
- Condition
Finally, the form asks if they'd like to receive info on similar homes. If so, they must leave their name, email, and phone number. Afterwards, I send them Market Snapshot. Buy using a Google Form, all of the info is captured on a spreadsheet which I can download into my CRM: Top Producer.

No form, call. Here's my script: "Hi, this is Ryan, you showed my listing on _____ yesterday and I'm curious what you're buyers thought of it." That's it. One sentence then "SU&L" (Shut Up & Listen). Don't argue and if they have an incorrect view on something, politely correct them.
Real life Example:
Agent: "They didn't like the lack of grass in the yard"
Me: "If that's their big issue, put it in the contract and the seller will happily put grass in. We can have a lush lawn in 1-2 weeks."
Real life example 2:
Agent: "They didn't like that the house didn't have ___"
Me: "Did they make it to the ____ room? It's in there."
Agent: "Oh my god, we totally missed that room!"
*They came back and bought the house on that one*

Is your buyer going to write an offer? That is the stupidist question for feedback. The premise being how does the house show vs the others that the buyer has seen. In fact, that's a great question.
I have changed all my showingtime answers to 1 to 5 - 3 being average, 1 being get me outta' here. Try some humor & more people will fill out the stupid form.
