I don't talk to them about how many houses to look at, rather we discuss lifestyle, priorities, etc., then look at the homes that meet their needs and wants. Sometimes that number is 1 and boom, done. Sometimes that number is 3 or even 10. Whatever it takes, which isn't long in our market, which has little inventory.

Every situation is different, depending on the client and market conditions. I once had a client tell me she made her last REALTOR® show her 60 homes! I told her I would not show her 60 homes. It is a waste of time to show people every home in their price range. I found out what she wanted and Bingo! She bought after only looking at about 10 homes.

We just bought a house and while looking at hundreds online thru Zillow, Trulia and Realtor.com, we only physically looked at three. I think now with the internet, it makes it much easier to weed out the inventory and then see the homes you really might be interested in. It is a great help to both agents and buyers. But if I were an Agent, I would never put a limit to how homes I would show, as long as they are serious

Nathan Gesner No matter how many they look at I always showed not more than five. Then we would sit down and discuss those and ask them to pick the best on of the group. If they still wanted to look I would get another five and do the same and compare it to the best one in the first group. I learned if you show more than five properties at one time, they start merging together and the buyers vaguely remember the first ones.
