There is no magic number of homes to look at. Sometimes it's one, sometimes it's over a dozen. A lot depends on the market and what's available, how unique a property a buyer is looking for, etc. I show as many as needed to find my clients the right home for them for as long as needed.

We discuss the national average being 12 homes before writing an offer but that I've clients do so on the 1st, third or 15th...just depends on the market. Then we discuss today's market and the expectations.

All potential buyer clients are consulted with about the process of buying a home and the market climate. I want them to have realistic expectations that they could be looking and writing offers for several months before getting an offer accepted.

     I tell them that if we haven't found their house after a certain number of showings, or within a reasonable time frame, we need to re-examine our relationship.  They may need to consider working with another Broker.  (I need to cut them loose - they are draining my time).

I don't talk to them about how many houses to look at, rather we discuss lifestyle, priorities, etc., then look at the homes that meet their needs and wants.  Sometimes that number is 1 and boom, done.  Sometimes that number is 3 or even 10.  Whatever it takes, which isn't long in our market, which has little inventory.

One plan imposes a per/showing fee after a predetermined amount.

Magically  they all find the house of their dreams before the fee kicks in.

Some buyrs know exactly what they want and where they want it, which reduces the amont of homes we see.  Others are just moving to the city and need a tour to check out houses in different areas.  My agent did it fo me when I moved here and we ended up making the perfect decision, so I am happy to spend time with clients to make sure their decision is right for them.

Every situation is different, depending on the client and market conditions.  I once had a client tell me she made her last REALTOR® show her 60 homes!  I told her I would not show her 60 homes.  It is a waste of time to show people every home in their price range.  I found out what she wanted and Bingo! She bought after only looking at about 10 homes.

After the pre qual and we have a price range, i like them to narrow down homes by area, condition, size and their needs and show perhaps 4 than expand until they find what they are looking for.

We just bought a house and while looking at hundreds online thru Zillow, Trulia and Realtor.com, we only physically looked at three. I think now with the internet, it makes it much easier to weed out the inventory and then see the homes you really might be interested in. It is a great help to both agents and buyers. But if I were an Agent, I would never put a limit to how homes I would show, as long as they are serious

The only number I share is the we can see about 7 homes on our visit.  Other than that I just show until they find something or it becomes obvious that they are insincere or have unrealistic expectations.

Nathan Gesner No matter how many they look at I always showed not more than five. Then we would sit down and discuss those and ask them to pick the best on of the group. If they still wanted to look I would get another five and do the same and compare it to the best one in the first group. I learned if you show more than five properties at one time, they start merging together and the buyers vaguely remember the first ones.

However, after a few showings I think it is apparent if the client is looking for something that is realistic or something that simply doesn't exist (at least not in their price range).

Let them venture on their own. I rarely show homes to buyer as their chance to get a home is slim.  It has been a sellers market as long as there are highly overpaid techies.

I don't have that conversation upfront, but if they do find a home on the first day out, we do talk about whether or not it is a good fit.  We don't have a whole lot of homes to view, so sometimes the first day works.

I have the discussion that some buyers like the first home and buy it and others must look at several. I say there is no right or wrong and they will know when they see the house.
