I showed a house yesterday with this description and it made me laugh (although I do give the agent credit for really trying)...
"When the inner beauty exceeds the outward beauty it creates a magical dance in the heart and that is the case with the gorgeous property."
BTW - when we pulled up in the driveway, buyers didn't even want to go in because it looked so bad on the outside. I guess we'll never know about that "inner beauty".

Granite countertops and stainless steel appliances DO NOT A "CHEF'S KITCHEN" MAKE. Some people go to far with hyperbole that is just nonsensical and causes disappointment.

I don't understand that either - and they'll repeat what is in the MLS data on every single website the home is found: 4-bedroom, 3.5-bath, 3-car garage...
They easily waste half of their description space using the information that is already in front of the consumer! Makes no sense to me either, Andrew Mooers!

Perhaps the property has few redeeming qualities.
Perhaps the agent is mentally exhausted.
Perhaps the agents understands the consumer doe not read as many descriptions as others agents do (although evidence suggests agents do not read) and what may be worn out to us, is not so with the consumer
Perhaps the agent refuses to engage in puffery and find 'Nice' and 'Boasts' to be the 'go to' words, along with repeating the house attributes 3/2/2 1600 SF.
In your research of houses sold and shown, how influential were the agents word craft and the disappointments that followed.
IF the buyer is serious and interested in the community they will come to see it whether it has one image or a Longfellow descriptive.
