I think a good topic would be the reality of Real Estate vs. What HGTV's reality. For example how TV shows make it look so easy and there is no paperwork.

Let us being with.
#1. What are you REALLY passionate about?
The wrong answer is real estate. The right answer must be what effects those who do are want to sleep under a roof they own.
#2. It is the presence you project, instead of the words you craft that will engage the listener. Before opening the mic. strike your Power Pose.
#3. BE CONTROVERSIAL - this will separate you from the talking heads that sedate the listener. When I say controversial, I mean what are your listeners talking about in get into their conversation. Social Media has made this research a 10 minute research effort.
#4. Of course the cheapest and most reliable method of getting response is FEAR. Begin with the entrapment awaiting when those solar sales folk knock on the door.
#5. Safety - reveal how correct selection of house can offer a financial safety net, meaning offering many options if the owner finances hit a few speed bumps. OR, a means to save for collage tuition or turbo-charge that retirement account.
#6 Each of the preceding five come in 20 flavors. That should be sufficient.

I like Candice A. Donofrio's idea and would expand on it further with "Real Life vs. TV - What Really Happens When The Cameras Aren't Rolling" or something to that effect. Basically that there is more going on in the months that a transaction can take than can fit into a neat 20 or 40 minute show.

Who will be your target audience? I listen to a couple of real estate podcasts - both specific to the NYC market. As such, they don't spend a lot of time talking about topics that are generic to the rest of the country- and I really appreciate that.

All the things that can go wrong in a transaction. People think its easy and sometimes it is but there are so many avenues where something can go wrong. After being out of it Real Estate for 10 years and being back I'm starting to see the warning signs and staying alert!
