Not my job... my role is to introduce them to the right lenders, period end of story.

I don't think that is our role but I do give them the names of several lenders I trust. I also recommend they check with the USDA if it's appropriate.

I like to explain what each is, pros, cons and working with a local and trusted loan officer, what the costs of each are. 

The agent's role should be to have basic knowledge of different programs, however the lender is the one who helps the borrower choose the right product to fit their needs and wants.

that's NOT the real estate agent's role.... it's the role of the mortgage broker...

Learn how to pre-qualify a prospect and then refer them to an outstanding mortgage loan officer.

Pointing them toward trusted loan officers who have proven track records of "getting the job done".

The agent's role is to connect them with reputable, local lenders and then let the lenders do their job of matching them up with the right loan.

I leave this to the loan officer.  I can give recommendations for lenders/loan officers that have a track record of doing their job well and then I help find a home that conforms to the loan they choose. -Kasey

A Realtor plays an important role in the referral or recommendation of a lender, afterall you are "loaning out your reputation" to those you refer and recommend therefore a strong lender can be the best no cost but high value promoter of your business. Before I start to explain, remember in these steps that no money or marketing splits exist; just good old fashion teamwork.
Primarily, as a Realtor you should recommend a lender that serves to benefit and educate the client before, during and after the home purchase.
Second, the Realtor should be very familiar with the lenders role in the process to help uphold and deliver the finished product to the client and work together as a team, even if it's only reviewing the process of lending.
Finally, they should understand that not all loan programs are alike, nor are clients situations. The Realtor should be invited to take part in the clients lending/loan process and not be afraid to request permission from the client to conference in the lender and learn about how their specific financing will work until trust is established-it can take as little as 5 minutes.

Direct the buyer to a good lender, one you trust and then let the lender do his job.

Corey I do not chose the 'right' loan for the buyers. Our lenders work with our buyers and help them figure out what works best for their situation.

I am really late to this question and see it has already been answered at least  as well as I could.

If a buyer/borrower does not have a lender, I have qualified professional mortgage partners available to recommend and that would be extent of my involvement.  

Sorry,but in my 47 years as a Mortgage Banker, I never told a buyer not to buy your listing,nor should you become a mortgage professional. Do you know the meanings and answers to DTI,LTV.FICO,ARM,INDEX,MARGIN,FHA,VA,USDA,NON-Conforming Condo or Co-Op,REVERSE,REVERSE FOR PURCHASE,Contiguous Lot,Clouds on Title,I could go on and on. As a Mortgage PROFESSIONAL with many years  years in the Industry, I will tell you to "Stay out of my sandbox,and I will stay out of yours." I don't think you will appreciate it if I helped your buyer choose a home? My wife who sells approx 50 homes a year states to her buyer's agents, sell the house,don't get involved with the mortgage. 

I let that up to the buyer and lender.  Not my field.

Making certain the buyer understands the 'assurance of closing' is of great importance to the seller. "Feel Lucky Today' home loans may not communicate that message and may have a history of failing  just before closing. 

"Why did they reject my offer?" the buyer asks.
