A Realtor plays an important role in the referral or recommendation of a lender, afterall you are "loaning out your reputation" to those you refer and recommend therefore a strong lender can be the best no cost but high value promoter of your business. Before I start to explain, remember in these steps that no money or marketing splits exist; just good old fashion teamwork.
Primarily, as a Realtor you should recommend a lender that serves to benefit and educate the client before, during and after the home purchase.
Second, the Realtor should be very familiar with the lenders role in the process to help uphold and deliver the finished product to the client and work together as a team, even if it's only reviewing the process of lending.
Finally, they should understand that not all loan programs are alike, nor are clients situations. The Realtor should be invited to take part in the clients lending/loan process and not be afraid to request permission from the client to conference in the lender and learn about how their specific financing will work until trust is established-it can take as little as 5 minutes.

Sorry,but in my 47 years as a Mortgage Banker, I never told a buyer not to buy your listing,nor should you become a mortgage professional. Do you know the meanings and answers to DTI,LTV.FICO,ARM,INDEX,MARGIN,FHA,VA,USDA,NON-Conforming Condo or Co-Op,REVERSE,REVERSE FOR PURCHASE,Contiguous Lot,Clouds on Title,I could go on and on. As a Mortgage PROFESSIONAL with many years  years in the Industry, I will tell you to "Stay out of my sandbox,and I will stay out of yours." I don't think you will appreciate it if I helped your buyer choose a home? My wife who sells approx 50 homes a year states to her buyer's agents, sell the house,don't get involved with the mortgage.
