Oh thank you for reminding me. I need to replace my home warranty company today. And the answer is no. These home warranty companies hire the bottom of the barrel vendors because getting authorization is such a pain in the butt that good vendors don't want to work with them.

It depends. The warranty company might need to replace and upgrade vendors. Homeowners should have a choice of at least 3 approved vendors in each category. ( hvac, plumbing, electric, etc)

I guess the question is " Did they charge a service fee each time?" I had one company who came out twice to fix an 18 year old dishwasher that ran, but just didn't clean anymore. Since there was no "fixable" problem, just an old appliance that really had not more energy, they said there was nothing broken and charged us. They did not replace the unit since it still ran, just didnt clean. I do not use that home warranty company anymore. Being a property manager with many owners it was a much bigger loss to them long term than replacing the dishwasher. Oh well...
