I think the warranty co. is ok, it's the vendor that I'd have a problem with. As an example about a furnace, 4 times out, get a new company.

Oh thank you for reminding me. I need to replace my home warranty company today. And the answer is no. These home warranty companies hire the bottom of the barrel vendors because getting authorization is such a pain in the butt that good vendors don't want to work with them.

I think the HW company needs a better vendor!  I can't recall that something ever took more than 2 visits to fix whatever issue was going on for myself or my clients.

It depends on if this is a regular event or it was a fluke or if it is the vendor/product not the warranty.  But if it is just that they hire bad vendors than yes.

I wouldn't wait until the 4th visit to have a serious conversation with the home warranty company and request another vendor. The HW needs to know the service they are providing is not adequate

If the four visit fix was an exception to the rule, I'd be ok with keeping that company. If four visits was the norm, I'd switch.

That's the reason I stopped using them on my rentals - aside from the fact they're always trying to find a way NOT to cover an item

I still sell them though I just don't use them myself any more

It depends. The warranty company might need to replace and upgrade vendors. Homeowners should have a choice of at least 3 approved vendors in each category. ( hvac, plumbing, electric, etc)

I guess the question is " Did they charge a service fee each time?"  I had one company who came out twice to fix an 18 year old dishwasher that ran, but just didn't clean anymore.  Since there was no "fixable" problem, just an old appliance that really had not more energy, they said there was nothing broken and charged us.  They did not replace the unit since it still ran, just didnt clean.    I do not use that home warranty company anymore.  Being a property manager with many owners it was a much bigger loss to them long term than replacing the dishwasher.  Oh well...

I would certainly be having a discussion with the warranty company about the quality of the warranty repairs ... if things did not improve then I would likely change warranty companies. It really only needs to take ONE visit to get it done and get it done right.

I buy a home warranty to get client a peace of mind. Often I get their first visit free too.  I have a team of trade people that I use. My client can use it or find their own help.  

Am I loyal to that brand. No, I shop around constantly.

They'd hear about the debacle upon the 2nd visit and be gone by the third if the correct result was not met. When I recommend a service that's my reputation they're affecting. When they fail their responsibilities that's something I simply can't afford.

No, that is not the kind of service I expect from a home warranty company and I would cancel the service if possible.  I had a fiasco in February and as a result I am cancelling the next two years of my home warranty.  I posted several blogs abotu it.

The warranty companies need to know if the vendors aren't doing their job effectively.  That's the only avenue to improved customer service.
