Shoe on other foot response: "Mr. Seller. Your company could profit more if you were to only take on paycheck per month instead of two. Are you willing to lower your pay so your company can win bigger?" NO? Really? Why Not? OK, me too. 

Simple Response: "We're negotiating the seller's offer here, not my agreement with you. And to be clear, I'm non-negotiable. Now..."

Response in my head: "Are you F^@#ing Kidding Me?" "no, No no...LOL...NO!"

 Heart Felt Response: "Here's my bride's cell #, here's my son's cell#. Call them and ask them if it's OK I don't pay the mortgage and college tuition this month. If they say yes, I'll consider it."

My reducing my commission by a half percent is like you cutting your price by approximately 8 percent. Are you willing to do that to get this deal done

Agents take a cut when it comes down to having a deal or not - usually with issues connected to repairs. Your seller is taking advantage of you. He could obviously accept the offer without hitting you up for a cut in commission.

That recently happened.  We could not come to a meeting of the minds. The contract was canceled.  Now the sellers will need to go back on the market and try to sell it again for what they believe their home is worth.  I represented the buyer ... but the strategy is the same.  Ante up or move on.

Most of the time, no. But there are exceptions.

If we have both sides of the deal, we might do it. We've also cut commission for friends and family when the selling price was right.

I have actually had this happen and I said, "No.  We agreed upon commission during the listing."  Then the seller tried to hit the buyer's agent commission.  I reiterated that we had already taken care of that.  Then refocused on the offer in hand.

Let's say we go back to the Buyer with a .5% higher counter instead? That works out to X amount of dollars. Yes, insignificant when viewed through their eyes isn't it. You're going to be okay!
