Appropriate: Act like you would want someone to act if they were in your own home. Be of service to guests. Know they neighborhood and be able to answer all questions regarding the home. It is okay to pass gas if you need to ... just don't do it while someone is standing next to you. That is just rude anywhere!
Inappropriate: Eating the sellers food. Ransacking their personal belongings. Sleeping on top of the bed - or worse yet ... having inappropriate "relations" (sex) in the house. I only mention these things because there are known "cases" of these things happening.

Another question that has been asked and answered more times than I can count. And whose behavior are you talking about? At the end of the day, isn't appropriate behavior common sense?

Which party? Listing agent, buyers agent, buyer, seller? I'm not sure I understand this question. I would think normal common courtesy & respect would be good behavior and that inappropriate behavior should be obvious. Did you experience something specific at an open house that you are wondering about? If so, please share that. -Kasey

Good behavior:
"Welcome! This is an excellent way to spend a Sunday afternoon. Just sign the register. Owner suite to the left, rest of the house to the right. You will know the kitchen when you get there."
Bad behavior:
"Welcome! You and your ugly dogs are welcome to roam through the house, jump on people and make themselves a nuisance. I'm sure the owner won't mind dogs on the sofa."

Kathleen Daniels and Corinne Guest, Managing Broker have the answer. Are you referring to agent behavior? Buyer behavior? Listing Agent behavior?
Stay out of the medicine cabinets, homeowner dressers and bedside tables

Inappropriate...
1. Thinking that every buyer that walks into the house belongs to you.
2. Asking the buyer about their personal finances.
3. Telling the buyer that if they are interested in the house they have to purchase from you.

One example of good behavior for a buyer would be to come into the home, let you know that they are not working with another agent, fall in love with the home and ask you to write up an offer on the spot!

Are you talking about the agent who's holding the open house, the agent that brings in the buyers or the buyers or maybe buyers kids. As for all of them be respectful and cordial - common sense stuff.

This question always stumps me. I do not see inappropriate behavior at open houses unless it is by the prospects or their children running through the house touching things.
711,852
I assume you mean as an agent holding the home open. Greeting people, asking them if they have questions about the home. Offering information about the property. Being professional. Dressing appropriately (professionally!!). Treating the seller's personal property as personal property and not abusing anything in the home.

Good behavior: Be courteous to everyone who visits and respectful of the seller's property.
Bad behavior: Having a nasty attitude because you are only hosting the open house at the request of the seller.
