Mr Anonymous these questions you pose make me think you are testing us or searching for something.

Disclosures are important in any relationship, even in your personal. 

Of course, staying away from any issues that may arise later on.

Because without it, there would be a lot of dishonesty and a ton of lawsuits. All material facts need to be disclosed in a transaction.

You have a choice..you'd better disclose or you're in hot water!

In my mind it is directly tied to doing the right thing ... acting in good faith and dealing fairly in transactions and in life.  We disclose in real estate so that buyers can make fully informed decisions. Failure to disclose may end up in a lawsuit. 

And, by the way ... it is the law. We have a legal duty to disclose.
