I'm all over the lenders with whom I don't typically work, right from the get-go - order those certs...NOW - because as we all know, all property management companies are not created equal!

I am happy to say that I have never had to deal with one of these extra governmental units.  And plan to keep avoiding them.

3-14 days pending if they are online or old school.

Too long for the prices those '***'s' charge. I say 10 days because they call anything less a 'rush' & that would be another $100 for that please.

I have seen some associations deliver the results via email very quickly upon receipt of payment and others within a few days.

I'm not familiar with an HOA resale certificate. I don't believe we use them in Florida. Have you heard of them, Fred Griffin?

I ask and expect to get it in the first 3-5 days.I start bugging after tha to the point they get me what I want and we move on.

Most can have it in a couple of days, though some are very slow.

We subscribe to a resale company so you can get a rush in 48 hours if needed, but don't call at 2 for a 3 PM closing....

No clue... I don't handle this... it's part of the settlement attorney's job.

Depends on association; most are pretty efficient.

15... but just had one where I represented the buyers and it took 24 days and pushed the limits of our settlement time.

Is this the same thing as a condo questionaire?   The turnaround time is usually a day or two.

It always seems to take longer than it should for what you are paying for them. Some within 5 - 7, some take at least 10, after payment is made

I don't do the requesting, the title company and lender do that but imagine it takes a couple of days.

HOA Estoppel Certificate in Florida.  A few days.   $500 give or take.

Escrow handles this and it varies by association and how effective they are.

I am with Debe Maxwell, CRS on this one.  I never assume anyone is doing their jobs.  I manage or oversee all aspects of a transaction.  

Each HOA is different.

Could be 7 to 14. It is horrible when working with some and they are the 14 on my scale. 

All are different, but 3-7 days is about average!
