The only way to get leads is to meet and greet people, either in "real life", or on the internet through your website, blog posts, and social media interaction.   Buying leads from lead sellers is a waste of money and a dead-end.

we have two new agents coming soon to the team and Tammy will train them.... other than that, we do not hire new .... we do not train, unless the team leader hires and trains.... they'll shadow tammy... 

I work in a brokerage where we have virtually no newbies, so it's been years since I've really had any in-depth conversations with inexperienced agents.

Not including student questions, but those who have passed the test, chosen a company and no search fo rwhat next. I am seeing the question "Where can i buy the best leads to start getting buyers or sellers?" My answer is always NO WHERE. Buying leads is a waste of time and money as they are shared with too many agents, are often old and certainly not vetted to be qualified. I always then include the tip how I generate the most leads is through my Active Rain blog, then i always put a link in those words to show them. 

I was going to say what Fred Griffin said - we get that question from even experienced agents!  Don't buy them, EARN them, WORK for them (leads)!

I am with Fred Griffin - newbies potentially can be recruited if that is the model. It is not mine. I enjoy flying solo.  

When I see some of their questions , it tips you off that they may not be ready to run a business . They probably would be best served on a Team , than going it alone . It's harder than ever to succeeed without any real operating capital !

Annette - I never shoot down any questions, but the most common questions I see from new agents are, "How do I choose which broker to hang my license with?", and "How do I generate leads/get business?"

No shooting down or dismissing; courtesy and respect are important in our profession.

The questions from the newbies of the Utah school, for the most part, can be found in the textbooks. Genuine questions like how to get leads, etc. will be answered in their training with their broker. That will not help them pass the real estate exam so they don't need to get the cart before the horse.

I would hope none would get "shot down" - everyone who is new deserves to ask questions and get answers. It is tough here with so many students asking the same questions over and over

We don't typically have new agents at our brokerage, but new people need mentorship - and they need to learn the forms used and how to properly fill them out. They need a managing Broker available to them (after normal business hours as well!) to answer their questions. And they need help in learning how to build their business.

Outside of here, I typically don't interact with the noobs.  If I do get a question, I try to answer it, but I couldn't tell you the last time that happened.

I'm not answering student questions but I see what you mean. I will share with someone that has something back to share. Sounds harsh but why should I do a discussion with someone that doesn't even have a license yet?

We are a little off the question here & it's turned into buying leads. Just a talk on generating them is an entire book & then some.

It's like that question the other day 'show me how to do HTML'. Yeah sure, in one sentence?

It the questions are intelligent about actually doing business and not about what is basic in class I don't mind answering new agents. Alan May is correct about the Abby lady. She needs a new act.

I'm not really seeing newbies getting shot down and I do agree with Scott Godzyk as far as helping them to understand that there's no good place to buy leads.

You've gotta make connections with people... start with broad then focus on narrow.

The fundamentals are the same, the tools are new.

I haven't had any newbies ask me any questions other than in this forum.

The students seem forced by their instructor to ask the same questions repeatedly. There is no 're-inventing of the wheel' and no substitute for the experience gained by working hard. This is something not found in a textbook, or here in 'Q & A'.
