Veterans should understand before applying for a VA loan for a manufactured or modular home that it will be difficult to find a lender willing to do a true $0 down construction loan. VA loans for mobile homes typically carry more weight than their more traditional counterparts since the likelihood of long-term depreciation is higher. Borrowers often will acquire a short-term construction loan from a local lender or builder and then refinance that loan into a VA mortgage once the home is complete. Is the home tied to the land? In my area it's easy to get it tied to the land. It's just more paperwork. Most lenders will lend on this type of home. Check with your favorite lender if you haven't already. Due to the year built and the fact that it's a doublewide, this shouldn't hamper getting a loan unless the property is in fair or poor condition.

American Mortgage is about the only lender in our area that we know of that will finance a purchase of a manufactured home. In Indiana mobile/manufactured homes are viewed as personal property and the title is granted through our Dept. of Motor Vehicles. You might check what the law is in Florida, as a lender would want the title retired in our state so it is converted to real estate when attached to a foundation. Good Luck.
An online search did show that American Mortgage is in many parts of Florida, although I do not know if it is the same company.
