We double check that the title company has followed the contract concerning any contract mandated costs for the seller or buyer, and carefully check the taxes and prorations before we ever get to the closing table.  Otherwise there can be surprises!

Biggest thing is to be in direct contact with the lender.  I've had too many agents blow smoke up my arse telling me everything was good when the ship was really on fire and sinking.  I also keep in contact with escrow and make sure all the paperwork goes out and contractual obligations get fulfilled.
