Depends on how good you are at either one. Farming is a strategy that needs to be consistent. FB ads do not really need to be consistent but needs a strategy. Willy-nilly will not produce anything in either.

Fastest leads would be FB with landing page.  Minimal costs but you still have to tweek & refine to get the best results.

Depends on the nature and age of your target demographic.

  1. For some of our markets postcards are key,
  2. for some social media does the trick.
  3. for others we pick up the phone.

I'd say postcards but, I wouldn't hesitate to do both!  Why not? Landing pages are free...or at the very least, cheap!  Why not pick up another one or two leads from a landing page?

Why not both and?

I think both postcards and Facebook have their place in a marketing campaign, especially if both are driving traffic to the same landing page.

First, the method is not as important as the message.

The foundation begins with direct response marketing. Give the reader more than one option. There are real important options that must be provided. Postcards and Adwords yield very similar responses. My advise would be to balance the effort and synchronize your message to be a validation point.

Save the FB spending to zero in on those who have indicated their interests.

Steven Nickens - I am not so much for direct marketing - so I'd suggest landing pages. However, I am sure, if done right (and not sure if you have EDDM, you can get excellent results with direct marketing, too.)

Younger generation is on Facebook and they are a great source of Buyers.  If you looking for listing I tend to think the Baby Boomers are not on Facebook as much as the younger generation.  Both are great sources for leads.

Traditional marketing gets you 98% of business. That should couple with door knocking, local paper ads, proven Sold signs.

This social media gets you perhaps 2% if that much. Bloging also help to make you stand out. In our area there are close to 100,000 agents. You need distinguish yourself before relatives and friends remember using your service.

I guess whatever you do, you have to do it the right way and be effective at it. Now, people are quick to say do this or do that, but I think in order to mimic their success, you have to know the gritty details of their master plan.

Steven - I would think this may be different depending on the agent, the market they work in, and their niche. Either could be effective, and an agent needs to discover what will work for them.

Me, I've tried it and facebook ads, but neither were done consistently in a farm mentality, so neither worked well for me.
