I used to teach classes at Buckley AFB for home ownership.  There was also a lender in attendance and someone from the City for downpayment assistance.

Not totally sure where you are heading with this question. Check with Jerry Newman who specializes in military. Fairway Independent Mortgage does a ton of work with military through their VA loan programs. You might consider getting a Certified Military Residential Specialist designation... I learned a lot in that program about working with military and veterans.

VA financing meets the needs of many families. They sometimes need closing costs assistance as well.

First of all, learn VA financing, so you know exactly what is available for them. But I'm currious WHY do you want to focus on veterans. Tell us your story.

If you really want to help the Veterans, help them get into a house they can afford and not one that they are given a bunch of money to get into ahome they will never keep

Get in the local bases newspaper.

Check with your state grants and programs. They may differ. Some states have additional grants or programs for teachers, firefighters, military, police officers, etc. I would check with a trusted lender and your state's housing authority.

No down payment, use rebate to cover costs, low FICO is okay

When writing offer limit dollar amount Seller might pay to demonstrate they aren't losing accepting this offer. There are ways for seller not to pay the costs. Make offer short closing time- 21 days for a VA is workable. Before appraiser goes out make sure there is carbon monoxide and smoke detectors, water heater is to code and property meets health and safety hazard requirements per county planning. Going back for repairs, adding inspections of repairs adds costs

It depends on the country and jurisdiction.

VA loans.  Find a lender who does not require the buyer to have seller paid closing costs.  Those kill deals.  Good lenders know how to wrap those into the loan or can eat the costs somehow.  Had one out here who get their buyer the deal because of it.  They were the only no closing cost VA loan out of three VA offers!

VA loans are for eligible Veterans and those collecting a disability will be exempt from the funding fee. That is huge.

You know what the benefits are, which are mainly near ZERO down-payment.

Also so know the liability. Sellers are harmed when accepting such offers with those benefits.

Then understand the great pride this population shares in common. They have great pride in figuring out the military system. Even the spouses feel superior to commoners by realizing they are able to make sense of an illogical system.

In your communications you will serve yourself well by making reference to the 'right way' which is the only way you do things.

As others have suggested, know the local programs available. A visit to the local VFW would not be a bad idea to collect data on programs.

Finally, develop skills to recognize those who are predisposed to 'hearing' the veterans story. You will find this essential for overcoming the 'being harmed' consideration of many sellers. Season all your online and offline material with the words military and veteran.

The first thing that comes to mind is the VA...100% loan. Make sure to seek out the services of a loan agent whose expertise is in VA loans.

Every state has special programs for vets. Search those out online or talk to a good LO.

There are a few national ones, mainly the VA loan as well as many state and local programs that vary by region.  I would find all the ones in your area and then blog about it and make some pamphlets that could be handed out a VA hospitals and military installations.
