Not totally sure where you are heading with this question. Check with Jerry Newman who specializes in military. Fairway Independent Mortgage does a ton of work with military through their VA loan programs. You might consider getting a Certified Military Residential Specialist designation... I learned a lot in that program about working with military and veterans.

Check with your state grants and programs. They may differ. Some states have additional grants or programs for teachers, firefighters, military, police officers, etc. I would check with a trusted lender and your state's housing authority.

You know what the benefits are, which are mainly near ZERO down-payment.
Also so know the liability. Sellers are harmed when accepting such offers with those benefits.
Then understand the great pride this population shares in common. They have great pride in figuring out the military system. Even the spouses feel superior to commoners by realizing they are able to make sense of an illogical system.
In your communications you will serve yourself well by making reference to the 'right way' which is the only way you do things.
As others have suggested, know the local programs available. A visit to the local VFW would not be a bad idea to collect data on programs.
Finally, develop skills to recognize those who are predisposed to 'hearing' the veterans story. You will find this essential for overcoming the 'being harmed' consideration of many sellers. Season all your online and offline material with the words military and veteran.
