That's certainly something new. Don't take tips from HGTV's Island Life. Keep us posted. I would wonder about access for building?development, if that's the nterest. Perhaps there are different title and insurance issues?

Shouldn't affect your deal much, of course acreages on islands often fluctuate, best to not mention exact acreages in any advertising.  But the legal description should be constant.

As far as utilities, lots of off grid alternatives available these days, I use many of them.

I've never done that, though I've wanted my own private island for many, many, many years.  Would love to read about your experience.

Islands are all well & good when things are right but when they're not two things to consider are the vessel that gets you to and from plus emergency planiing in case something wrong happens, floatplane, helicopter, etc. I have a little more than a decade dealing with island life part time. 

Ingress/egress, aka access.  How do you get there?

Is there public use (boaters, etc.) whether recorded or unrecorded, that might create an easement by use?

Legal description, reviewed by Attorney or Title company.

County zoning department, building department.

Competent surveyor.

An entire island...how interesting.  I live on an island and own a piece but haven't had anyone ask abou buying one.  Please keep us posted.  I know I would not have the expertise to expand to that kind of sale.

Are you licensed to sell an island? Seems like that falls out of the realm of conventional real estate. The services of a lawyer are recommended.

One issue I've seen is the rules and regulations about access to the property.

Some issues will likely depend upon the jurisdiction where the island is located.

William, I would find an agent who specializes in that kind of sale and oofer 50/50 commission split and learn from them.

I'm not the client William Feela but I've certainly thought about it . Having lived half my life in the lakes area of MN it would be really cool in the summer but I'd be very concerned in the winter with snowmobilers when no one was home to guard the place.

I have an Island on the Potomac River for sale. 100% flood plain can not build on it , would be for recreational purposes only : hunting , fishing camping...etc

I have no experience other than selling homes with islands in the kitchen. 

How cool!  Probably geological studies as tides and waves can cause serious erosion issues.

Years ago I tripped over a buyer  that claimed to want to buy an island and money was no problem...until I seriously asked for a retainer fee...then he stopped communicating.

The first thing that I did learn was that no one regulates anything on an island...you are basically on your own, with no rules.  The second thing that I learned is that I never want to sell anyone an island as I am not smart enough.

Is this an islet in US midwest, Texas, Hawaii, Pacific?

Drinking water most important, can't fix if you don't have potable water. Having a tanker boat bring in water to tanks would be costly. How long has the island been there? Volcanic activity? floods? hurricanes? what other disasters to plan around? No public services? Maintain own roads, docs, sewage, and cell tower. Solar and propane generators,  septic system, how clean is ground and underground water, prior uses (is diesel stored there is propane stored there what do those tanks look like do they leak?) , neighboring properties do they allow you to dock? Moorings? License to tie off to moorings? County / state use regulations? Will they have access to coast guard or neighboring fire departments for emergency services? Weather year round? Depth of dock which determines how large a boat you can dock?  Just to name a few...

Where the heck is the island in MN?  That sounds like a really fun place to buy and vacation on.  I've never sold an island so do keep us in the loop so we can learn from you.

Send it out as a referral to the experts in your area who have closed transactions on island. You want your clients to have the best representation.
