Shouldn't affect your deal much, of course acreages on islands often fluctuate, best to not mention exact acreages in any advertising. But the legal description should be constant.
As far as utilities, lots of off grid alternatives available these days, I use many of them.

Islands are all well & good when things are right but when they're not two things to consider are the vessel that gets you to and from plus emergency planiing in case something wrong happens, floatplane, helicopter, etc. I have a little more than a decade dealing with island life part time.

Years ago I tripped over a buyer that claimed to want to buy an island and money was no problem...until I seriously asked for a retainer fee...then he stopped communicating.
The first thing that I did learn was that no one regulates anything on an island...you are basically on your own, with no rules. The second thing that I learned is that I never want to sell anyone an island as I am not smart enough.

Drinking water most important, can't fix if you don't have potable water. Having a tanker boat bring in water to tanks would be costly. How long has the island been there? Volcanic activity? floods? hurricanes? what other disasters to plan around? No public services? Maintain own roads, docs, sewage, and cell tower. Solar and propane generators, septic system, how clean is ground and underground water, prior uses (is diesel stored there is propane stored there what do those tanks look like do they leak?) , neighboring properties do they allow you to dock? Moorings? License to tie off to moorings? County / state use regulations? Will they have access to coast guard or neighboring fire departments for emergency services? Weather year round? Depth of dock which determines how large a boat you can dock? Just to name a few...
