I do take it personally.  It depends on the "why", a little bit.

Did the seller respond to my suggestions, or did they fight me all the way.  Did the seller accept my pricing advice, or did they insist on a higher price, and sit there way too long.

Any way, it's a failure on my part... I didn't price it correctly... or perhaps I didn't do a good enough job in counselling my sellers.

Never. I tell my sellers up front after I demonstrate my marketing plan, that if the home doesn't sell it's not due to marketing's due to price. You could take a listing, put a dancing bear on the roof, have him give out free pizza but if the price isn't right it won't sell.

I've only had two not sell in 18 years. They were learning experiences, not failures. Both were over priced and both were priced $1,000 above being short sales so they couldn't reduce. Bot sellers ended up doing loan modifications instead of selling.

Thankfully, the only 3 times in 14years I was not able to get a listing sold was on short sales where the banks would not cooperate.  While I was disappointed for my clients I know I had done everything in my power to get their home approved for a short sale.  I did the work ... got buyers in contract ... the bank was the failure.

Not at all.  I list very unique properties with a tiny buyer pool. I know I do a far better job than anyone else in our market with this niche. Sometimes it takes years to find the perfect buyer and sometimes Sellers are unable to wait it out or, they've failed to list early enough to give them the time.  Also, in my entire career, we've never been in a Seller's market!

depends on the why.  I have one that didn't sell that had a fabulous offer that seller regretted not taking.  I really want to drive over and smack them sometimes.

if a listing does not sell, it's overpriced.... that COULD be the fault of the listing agent who just buys the listing and forgets about it....or the agent who did not prepare an accurate CMA... many reasons.... usually, it's an agent taking on an overprice listing because the seller won't agree to a lower price!!! bad decision.

Not necessarily... there may be extenuating circumstance. I once had a listing where I brought the seller six offers, three over asking and one of them full cash and he said no to all. I fired the seller. I had done my job. And the real success was in having fired that idiot.

Well, yes even it happens. I usually spend a lot of time and money on preparing and marketing the property, so walking away with nothing and with disappointed client is painful.

p.s. unless the seller decided to rent for a year or two and try again to sell via my service.

I do and take it personally. I try to avoid it by setting a realistic price from the start and letting the seller know about pricing, comments and what needs to be done so we can sell it and not end up un sold.

It's been a very long time since we haven't been able to close on a listing 08-09 I think.  We took a lot of listings off the market due to the depressed market and our sellers either needed to hang in there for a few years and/or short sale if their situtaion was dire. Not a good time for any of us here in the valley of the sun.

A failure, perhaps. However, it must be noted I am not married to the outcome. I do not sell real estate. I do help home owners sell their real estate.

But the real concern must be the reason for the 'NO SALE.'

It is only a failure if the outcome of my efforts did not result in the outcome I expected. Since I do not have absolute control over the sale, I can not accept absolute responsibility.
