Paying cash is not a huge red flag. I have personally paid cash for real estate and have had many buyers do the same and all legit. Cash buyers are a huge part of the real estate market where I work and believe me, it's all legit.
Avoiding fraud is easy and if you don't know what fraud is keep your eyes open as it will find you.

Side contracts that a lender or other parties to the contract don't know about would be one. I would make sure you know your state real estate and licensing laws. I'm not sure about other states, but we get a new book every July with updates to state law. Read it, get to know it really well.
