Agents not following instructions is a common problem. Not much you can do unless you decide to accompany them for each showing. Of course, walking into any home here without an appointment is a major no-no... last time I reported an agent for that, she was fined by our Board for $1,000. I doubt she did it again.

Argh. These kinds of things are so annoying. There are plenty of agents who do read the instructions, but the ones that don't can make sellers very annoyed. You got some good suggestions below. Going into a home without an appointment is a real no-no here, vacant or not.

Yes it happened to me today. The seller wants 24 hour notice and the agent wanted it done in 3 hours. I had a hard time reaching the seller. He wasn't happy.

   Our Tallahassee Board of Realtors attorney has warned us in writing that going into a home without permission, even one with a Supra Lockbox on the doorknob, can be construed as criminal trespass.  Don't do it!

We have found that many agent s are incapable of common sense, so we make a point of following them to shut off lights, turn down the heat and make sure they dont leave the water running.

And that the damn door is closed.

Once in a while it happens.  Some agents are just lousy agents/lazy people.  I've had doors left open, fans left on.  I check my vacant properties after showings because of this.

Yes. I filed a complaint and the agent was fined $200. Instructions were to call first.  Agent did not call first.  Agent just entered the home. Lady seller was in the shower. Alarm went off ... that is how she knew someone had entered the home.

Unfortunately, it can be a part of the sales process.  You can be as clear as possible in providing proper showing instructions and there will be some(typically a small number, if any) who do not follow the rules.   

Responding in the most appropriate and professional way is the best way to handle these types of situations.  The solution is typically based on an agreement with the individual seller.   Hopefully nothing serious happens.

It happens here as well - I don't understand leaving the doors unlocked; it's such a simple thing to do!  Going in without permission, vacant or occupied, is a reportable offense here - I think we should all report these offenses. Perhaps the 'wolves' that Susan Emo will learn when they no longer have Supra key access!

I went to a listing with a client that no showings before 10:30. We got there at 11:30 and set the alarm off. The agent got there about 11:45 and told me all times were approximate.

I PREVENT such issues by requiring the buyer agent to call me FIRST.

They tend to be reading challenged.

The phone rings, "Where's the lock box?" Now this rogue agent will get the rules AND denied entry that day. Why? This same agent will not read the provided disclosures, will not submit on correct form, will omit the closing title company and will be the cause of inordinate labor to fix their inability to read or unwillingness to understand. Yes, they will want the seller to take their home off the market while they try to sell theirs and place a $300 escrow as good faith.

The way they do the little stuff is the way they do the big stuff. 

I will not make it easy for them to defer their responsibilities onto the listing agent.

Yes, a few times. Some sellers reqested combo boxes because of it, and would remove the key when showing times were over, and put it back in the morning. Other times agents lied to the owner when they showed up on a day when there were no showings allowed on that day. The owner called me and said that the agent had called me, and i said that is was ok to show it. The agent and buyer were waiting at front door when she called me. I told her to hold the phone up so they could hear, then i loudly said that the agent is g damn liar, and tell her and her buyer to get the hell off your property or I'm calling the police and her broker, etc, etc. Not following showing instructions is probably the most common violation in this business.

Perhaps these careless agents are just young, in real estate years?  I left a few back doors open in my early days -- it's easy to do.  I have learned to double-check back doors.

As for going back without an appointment, that's an MLS violation if you want to file a complaint.  The new electronic locks will solve that problem.
