That's a regional question: in San Diego for my business it's this order of demand typically:

  1. 2nd Quarter
  2. 4th Quarter
  3. 1st Quarter
  4. 3rd Quarter

But, so far the first Quarter of 2017 I've had a higher than normal amount of listings for January-February. Wahoo!

The market will start filling up with sellers in April and May. Sept. and October also tend to have good inventory and then sellers begin to take their home off the market for the winter and the holidays.

In Charlotte and for me, personally, March through May.  Sellers have less competition in the fall and winter months but, historically hesitate to sell during those months.

For us, typically March through October. But we have so little inventory on the market right now, that any seller willing to list, even with all the snow we have been having, is getting their property sold quick - and often over asking due to multiple offers.

That will depend on the local market. Areas that get a lot of snow don't typically have a lot of sellers during the winter months.

It all depends on what kind of house you're looking for. If you're looking to flip or foreclosures they are available any time. It all depends on your location. People say March-July are peak times but you as an agent should be able to keep on top of it to help your clients find something any time of year.
