Get a website with IDX & a CRM. All those that you mentioned are lame at best. You can do better with a little research I'm sure. Keep digging & pricing & I'm sure you'll come up with something great for the price you want to pay.

Personally, I separate CRM from website. What if you decide to change website providers? I've used top producer for decades as my crm.

As Lyn Sims said, I would keep looking!  I personally used TP for years and years and realized that it was a bit antiquated and just moved to Brivity.  You should definitely check them out.  

Also, CRM is separate from a website with IDX.  The registrations from your website's IDX will feed into your CRM (or should).

There are so many websites and CRMs out there ... you really have to research to find out which you prefer.  Having a website with a built-in CRM is great but depending on which one you use I have to agree with Nina Hollander ...

I'm going to disagree with the masses here. I have an all-in-one product; website, IDX and CRM. I would say do your research on a variety of products before making a commitment. The biggest complaint most agents have is losing all the contact notes (phone calls, emails and texts) when moving from one product to another. The contact data can be easily transferred using a CSV file but all your notes can't. If you're not changing website providers every few months, then you don't have any worries. I'm not a fan of CRMs that have birthdays, anniversaries, etc. That type of correspondence seems insincere to me. I send a handwritten note to buyers/sellers a few times a year and keep them updated monthly with market reports generated from my website. I want to keep them posted about real estate, not wish their 5 year old daughter Happy Birthday. That's just creepy to me. I did a lot of research before choosing an all-in-one package. I have had that site for four years. I spend $2,400/year. Some agents may think that's high but it's the best $2,400 I spend all year. A website is only as good as the agent who populates the site. All my content is original but that part came easy. I've been blogging here since 2009. I had no lack of original content to repackage for my website. The website, IDX and CRM are included in my monthly fee. However, you can purchase additional add-ons like texting and drip campaigns. I use the texting feature and love it. Many buyers who won't return a phone call will text you. You'd be surprised how many people provide good contact info when you provide them with good content about your area. As long as you're not hopscotching from one website provider to another every few months, these products work great.

Lot of great responses here.  I don't use one, but I'm a fan of the "it needs to tie into your website" train of thought.  Also, you need to make sure you OWN the data in your CRM and can easily export it WITHOUT the CRM company's help, should you decide to change platforms.  Sounds simple, but most of the big companies will charge a fortune for this or simply can't do it.  That way they have you locked in.

I have not found a good combination of all in one web site and CRM.  Though, I personally use Top Producer for CRM and Dakno for my web site.

All have their pros and cons. If I was going to choose from your list, I would go with I house if I just needed to get something up and running. But I would also work on a good wordpress site, and would keep CRM seperate.

Whatever you implement, plan to keep the evolution going. It is never once and done. Make sure navigation and design are smooth and polished or the poor ride will upset the property listing experience.

I have never used any of those, though years ago I felt like I was the only one who didn't use Top Producer.  I never hear anybody talking about it anymore though.  If I were looking for one I'd probably check out Brevity.  It depends on what you want it for and what features you need.  My husband uses Insightly for his follow up and to do's.  I only use our website and the backend it comes with.-Kasey

An IDX is a must to draw poeple to interact on your site. Most sites will allow a tie-in to IDX service.

I use a proprietary solution.  Lone Wolf was developed in our great nation.  Top Producer has been around for a long time.  I have not heard of the other two solutions.

I loved TP for years before they went digital and until I tried to leave and they ate all my data.
