It depends on how you got them to begin with, can you leap frog from there?I'd plug them into a Facebook ad campaign and also email them a special offer call to action related to the capture premise. Maybe offer them a FREE something or a chance to win X.

If you have no numbers, you have to add them to your email newsletter and sometimes even a quick email response, "Just checking in with you - where are you in your home search process and can I be of any assistance to you?"

I get far more responses from VERY short emails with QUESTIONS than anything else, William Piotrowski.

I would change my website services.

What you need is their IP, not their email address. IF your service is not capturing IP, you don't need them.

However, using the email to put some heat on their goals to obtain a second level of interest will make the IP even more valuable.

Since you are focused on the email. I would put in the subject line the quote in the blog I posted this morning.

First I would see if I have any of them in my existing database, and possibly with a phone number and address to contact. Otherwise a drip email campaign.

Well, email marketing works for conversion. But I think, in all honesty, it's not always enough. This is how I would do it:

So you have the list of 200 leads (emails and names?). I would use an e-mail marketing service like Mailjet or Mailchimp. They allow you to create personnalized e-mails, with a great layout (and actually have data on how your email campaign is doing ), and for only 200 addresses, good news, it's free! 

 

Make sure to have calls to actions, linking back to your website and social media profiles (Twitter and Facebook are the priority here). If you want to get technical you can even set up retargerting ads. So if they open your e-mail or visit your website, you can set up retargeting ads on Google, Facebook, etc.. (which is pretty efficient). 

 

When it comes to the ads, make sure to create a cool layout. I'd go with an ad about the listing they were interested about. I use canva (a free tool to create stunning visuals for your ads, it's super easy to use, free, and quite frankly, it will help your ads stand out).

If you have a website which allows for a drip campaign, I suggest a campaing based on this listing and see if you can get a dialouge going with any/all of the leads. We do this all the time within our brokerage and it works.

Name & email & nothing else?  That's a very low level lead, if you would even call it a lead.  I use Debe Maxwell's approach of sending out a quick "any questions I can answer for you" email.  I might add them to my newsletter too.
