I think a vacant home is much harder to sell as some buyers cannot envision furniture placement etc., It also does not exude a family friendly environment when the rooms are stark bare.

If I may also suggest...tell them to not inform their insurance company because once they know of a vacant property, they will cancel the insurance due to vacancy. I just had a seller call me about 7-10 days prior to closing telling me they just received a reimbursement check for the home we closed 1/13/17. I do not believe anyone slept real well with the canceled insurance on the property.

Yes, and typically it is easier to sell but sometimes it is not the best situaiton for the seller. Vacant homes reek of motivation and it's often difficult for buyers to envision what it would look like with their furniture in the home.
If the house is updated completely and turn key I have found vacant is not an issue. If it is not all the things that need to be done to update are more obvious and might ultimately get a lower price.
If the seller moves it can always be staged so there are solutions. It does make it easier to show for sure.

I understand what they are saying, but had to read it more than once, as they sound confusing Jeff Pearl! Nice that they don't need funds from the present home, towards the new home purchase though. And there are pluses and minuses to a vacant home, though I've also seen negatives to a home that is packed with items (owner in a nursing home, and not coming back to clean out - will be left to family, who do not live locally).

This is brilliant. I'd consider discussing staging with them to make the house more inviting. I've found staged homes tend to sell quicker and for more $$ out here, especially if the floorplan is odd or a bedroom could look small.

Sometimes... I don't always love to sell vacant houses. By the way make certain seller's insurance is in place for a vacant home. Normally policies cover a home that is occupied and insurors say a vacant house is a bigger risk. The owner's current insuance company might actually cancel his coverage once notified, but he does need to notify. Insurance cancellation is cause for the lender to call the loan. This vacant home insurance is available with some research and will cost more.

Oh yes, it's ideal for the realtor as well as the contractors. We've worked with some that did this, and the sanding work was much easier and less expensive, as the furniture was already removed. It was much easier for the customer.
