I will go out one time and show several, but that depends on the buyer. If the sense is they are not really serious about getting preapproved and there are red flags, no go.

 The knee-jerk answer is ZERO.

 However, there may be exceptions.  Such as, first meeting with a potential buyer, or perhaps a grad student who just got their degree, or someone in a new job who does not yet have enough W-2's or paycheck stubs to impress an underwriter, or as Greg Cremia points out, a doctor or high-end wage earner.

$$ earners can also be $$ spenders! And super rich people can be very flaky about paying bills which we then find out when the lenders have a problem preapproving them. So if they're not paying cash and they need to get financing we need to at least start on that process. We can do a recon mission to see if we like each other before that happens but not more than one. In my experience it's been the people who say "Oh, it won't be a problem!" that are usually a problem.

At the risk of sounding self-serving, I agree with Thomas J. Nelson, Realtor, CRS on this topic. Even if you only show 1 home, there is a possibility you will end up writing an offer on that home. If no pre-Approval letter accompanies your offer, you risk unfavorable consideration from the Seller & Listing Agent.

I might take them out once, but usually sort of by default. I had a client come to see houses once; they promised to bring paperwork but they didn't. I took them out that day but then insisted they provide their preapproval before we went out again.

I do not make it a habit of showing any properties to Buyers who have not yet been pre-approved.  What's the point?  You could be showing them homes that are beyond their budget.. and a waste of your time, and theirs..

That depends. I received two leads from investors. One was a rude one. Gave a phone # that was blocked. He wants to know what pocket listings I have. I responded that we need to meet and unblock his phone. Other I can approach him but we have not had a dialog.

I got one from Trulia that I do not have any ads. Just my profile. I have showed one and represent him on another. He is going to pay cash and need to get his HELOC approved.  Until his pof or dream property is accepted I can keep the relationship.

Often I sell my listings and if someone is serious I am not looking for these C or D clients.....

I generally draw the line at two properties. We also have a serious discussion about getting pre approved. If they don't make an effort to talk with a lender within a few days of talking with me...I'm done showing them property. I might stay in touch. It depends on the situation.

ZERO.  Why waste their and your time!  Why show them $700,000 homes if they can only qualify for $600,000 or conversly they qualify for $900,000?  Total waste of time.  Plus if they find the right house, the market is so hot out here you need to be able to pull that trigger immediately.  Not wait a week for a lender to get back to you!

I do not show property to buyers who are not pre-approved.  I don't have that kind of time to waste and it's not fair to me, the sellers and listing agents nor to the buyers.  

I have never had a serious buyer balk at the process once explained to them.  We are the professional that they come to so we can guide them through the process.

It can be a waste of everyone's time to show property to a client who does not have an approval. Sometimes just a tour of the town and showing various areas based on an initial interview works fine. But serious looking should have an approval in place.

We really need to know if we are shopping the right real estate I advise.

I let them use my Pro machine to enter the data needed into Rocket Mortgage.

They can use any lender they prefer, but we do need to get one lined up otherwise great disappointment lies in our future. The good one may get away or your ratio may be out of balance. We need to be READY.
