Out here we don't have a closing table. If I was the listing agent, I'd be going and removing my sign and hiding the key for the buyer's agent on my schedule (or having title send a runner to deliver it). Most likely, I'd have the sign removed a day or three ahead of time and the key ready for pickup when it records.

I don't double-book but, if a buyer schedules one for one of my sellers and it is conflicting, I ask them to move it up or back an hour. I've never had anyone refuse to do that.
