I do know that my buyer clients hate to have any sign in their yard after closing...or a LBX on the door.

A few buyers have trashed both.  If I know about it, I warn the agent to come pick up their stuff, and some still don't.

We don't have a penalty, but its a potential violation of license law. I would leave it be unless I listed them. Its not worth hard feelings in most cases.

Not an issue here.  The listing may be in the process of being re-entered into the system or it may have become a non-MLS listing (exclusive).   The Seller would have the final say as to what they would want done with the sign.  I have one expiring the end of the month and the owner has advised me to leave it til Spring when he begins building on it!  (it is frozen solid)

I have not see that on expired listings.  I have known Listing Agents fail to remove sign and lockbox. After a few days the new owners remove both. Not our job to babysit others.

No sign police here.  Come tho think of it, there is a sign police in Beverly Hills.  You have to buy a permit sticker for any sign that you put in BH.  It has a limited lifetime, which means you have to renew it.  So they make sure you are paying and call you if you did not.  A

I don't know whether there are penalties in my area for leaving up a sign. I would think the owners would want those signs gone.

I don't think there is a penalty here.  We used to have City workers who were sign police but they aren't around anymore.  The only place I see them is in vacant land and even that is rare.  I've seen some so old that the lettering is worn and the agent is out of business.  I don't' have time to police this either so the signs remain

I don't know what the penalty is in my area... I guess if a new agent obtains the expired listing, the expired listing agent can expect a phone requesting that the signs be removed...

I wouldn't know, mine never expire for longer than 1 minute since it's my expired's are by design. I'm too busy to be the sign police for others too.

I wouldn't jump to conclusuins. They can have an active listing agreement for properties that are not listed in the MLS.

There are some agents here as well, most home owners have if they are lucky, put them behond the house but some just throw them in the street for the metal collectors

Lose of sign seems appropriate.

IF the owner does not care, then I am not about to fret about it.

I am aware there may be other agents who thrive in the opportunity to throw another under the bus. 

It is very likely the owner and agent have an agreement. A sign storage agreement. Until I can usurp that agreement with another, I let the owner manage it as they see fit.

It is a violation of our MLS rules, but I don't have a clue what the penalty is. What would I do? I'd first call the agent and suggest he/she remove the signs. If they are not removed, I'd report to MLS compliance.

You can't do that in my area. Other agents would be calling the board office to file a complaint. 

Now that reminds me I need to see if I can get some signs off a property I just sold. Hopefully they aren't frozen in the ground.

I am not aware of any sign penalty.  Could it be that the listing shows as "expired" in the multiple listing service but is still an actual listing that is not in the mls?   

This is one of the many times I can channel Susan Emo as I keep my eyes on my own sign inventory.
