How hard do I push? I don't push at all.
The only thing that I sell is my service of competence, trust and market knowledge.
Then I educate my buyers about the reality of the market and manage their expectations. If that falls into place they make the right decision themselves.
The main thing that buyers hate about real estate agents is somone pushing them into a decision...thats when they become unreasonable and regret buying.

We are in sales. Sell them!
How? Unless it's a cash multiple offer market like San Francisco, there will almost always be a contingency period for inspections and financing. So come on Buyer, make the offer, if you have second thoughts (beyond the usual buyer's remorse), then you can walk away during the 10 or 15 day contingency period (make sure your contract/offer/forms have that provision).

I believe in a "proper professional push". A sales professional wouldn't be any good if they let up on any proper persuasion/ proper push (persuading a client for their own good).
Update: More precisely to your question; I would lay out my thoughts on why the property would be perfect for them and than "push" for an immediate showing. Of course they would have to decide if it's the right type of property for them. And if it is, than a "proper push" into the next course of action, that is if you truly want to do what's best for your client and your professionalism .

If its not the one its not the one. I showed a home a few days ago and they loved the home. They were going to put in an offer but they called me a few hours later and said they just couldn't live with the yard and they realized how important having a nice yard was. The home they were thinking of putting in an offer had a very very small yard.
You can't sell a home to someone. The home really sells itself.

Hella,
We don't push, there have been times in our career when I thought I found the perfect place and they did not. We never pushed, just kept showing. A

I show them the property, but if they don't like it or question it, I don't push. I have always found that the right home "clicks" with the client and they know right away. If they don't feel it, then it isn't the right home; regardless of what we think.

I don't push them to make an offer. If they love it, they will make an offer. I just provide the data they need to make the decision, tell them the paperwork can be ready as soon as they decide, and leave it up to them.
I did have a co-worker tell me once though, "if they want to sleep on it, they'll never sleep in it" which could also be true.

Hella Mitschke Rothwell - sharing the benefits of the property should be enough - if they don't get it, not much of pushing.

It took me 2 weeks, to get them to look. It took 20 minutes for them to love and sign the contract that I brought along. (They have now lived there 13 years.)

I don't push anyone. I do tell them "Please give this deal a good amount of consideration--I like it best for you of everything we've reviewed." It also goes to the top of the action steps list in GREEN.
It's on them from then on.

I do not push. Pushed people find ways to drop out and then you need to start all over or even lose them. When i put an offer together it stays together.

Hella Mitschke Rothwell I never push, but do discuss how the property meets all their criteria for purchasing. Then let them make the final decision.

I don't push anyone to make an offer. It puts too much burden on me and the chances of falling out of escrow are increased. I may lead them into the direction of making that decision on their own though.

Share your feelings about how perfect that it is and the importance of acting quickly.
If they agree then start writing, if not then maybe they are not ready to buy.

Every house should result in the buyer responding to the following:
1 Scale of 1 to 10, rate this house
2. Why didn't you rate it lower?
3. What would make it a 10?
Responses to question 2 is the one to really focus on. It can reveal if you and the buyer are on the same wavelength.

Like Mary, competition sure makes them fall off the fence one way or another.

I'm not a salesman. I facilitate, give advice, point out pros and cons, and even remind them of what they've told me is important. But I try to let them make their own decisions.

There is a fine line you don't want to cross where you start sounding like you're brow beating them into picking the house. I'll remind them of their goals and the "why" for moving and in a hot marker like we have here, I'll let them know that if they sleep on it, it might not be there in the morning.

Before even seeing homes i let them know the shortage of comps, the quick offers listings will see and that when they find that dream house, to move quick and make their best offer first when other offers exist. Then when we find it, most are ready but some need reminding

I learned a long time ago that "pushing" is a great way to generate buyer's remorse. I don't... people know when they know and people are ready when they are ready.
