Offer to list their homes and refer them out to agents in their destination city!

Hi there! I work for a company that specifically rectifies this problem: LifestyledListings.com. We are a lifestyle-oriented real estate search that sends users through a Lifestyle Assessment - a quick questionnaire that gets the heart of what they really want in a home, based on their home and lifestyle preferences. Our results then pull up cities nationwide that are highly rated for the kind of lifestyles they like! You can then either help them sell their home in your market area (since they will be moving away) and/or you can use our expansive network of agents and refer them to someone who specializes in the lifestyle they want, be it surfing, golf, hunting, etc.

Find out where all these retiress are migrating to.... strike up relationships with a couple of good agents in that area, and when your clients are ready, you can refer them to an agent... and still get paid.

Ask them to describe the type of place they want to retire to, and then research to find these places - and a great agent in each place to refer them to.

Once they've decided where to move to, I'd refer them to an agent in their destination location and ask for a referral fee.

And I'd sell their house here!

Network with agents in the areas your clients are looking at. Refer them and earn a referral fee.

I would find out where and when and then connect with an ActiveRain agent to refer them to!

Do some checking on good areas to retire and put together some good information to share. Also network with agetns in these areas so you have someone to refer the business to. Then market yourself as an agent that can totally help with relocating.

I do not feel it is my job to help a client determine where to retire to. Once they know I am happy to refer them to an agent in that area. 

Make some good Realtor contacts where they are retiring and collect on the referral fees.

It sounds like your clients have a high regard for your opinion and perspective... they are leaning on you to help guide them... 
I would take that as a huge compliment knowing that they are entrusting you with helping them figure out the path that's best for them.  
Once you've helped define the path, then be sure to refer them to an equally trustworthy agent.

There are all kinds of reasons that people retire to different areas and they don't have to necessarily be "retirement areas". So you have to ask a lot of questions. Are they moving to get nearer to family or away from family, for instance? LOL
Is there a need for them to be close to top notch medical facilities?
What kind of hobbies or interests do they have?
State taxes?
Lifestyle choices?
This is where your psychographics and Tapestry segmentation are so valuable.

Or see what else is out there that can give you demographic information for possible areas of interest that include lifestyle segmentation.

It may depend on what they can afford.

Just let them do their own research based on their wants and desires and let them know you can find them a good agent in the area they choose.

Refer them to agents in the area where they want to live.

We have many people who sell the family home, buy an over 55 home or condo and also are buying in Florida. 

This often happens in colder environments.  I would start finding out where most are moving to and then team up w/ agents there (and this may be  a place to do it).

Here in NY, most go to Florida, followed by NC and some to AZ.  And, of course some other places.  Many stay here on East Coast both for lifestyle/type of people/where their friends go and to make it easier to fly back and forth for grandkids (and be on same time zone).

Refer them to other agents in the areas they are relocating to and get a referral fee!

You definately want to be helpful and work on the referrals, since they will be buying somewhere.

Research the most compatible agents in their destination cities. Refer to them but make sure to monitor the receiving agent's performance.

Connect with AR members and give these clients out as referrals.

Find out their needs and why. Then network with top realtors in those states and refer them out. I am a "top" producer in Inland Empire...feel free to ingrain my name on your brain...Sarah Oswald.

My advice would be to have them contact the Chamber of Commerce in areas where they may be interested in moving. Once they make a decision, it's time to refer them to an agent in their area of choice.

It's pretty easy to determine where retirees like to move: North and South Carolina, Nevada, Florida, Arizona. Do some research on these places and then refer your clients to good agents in those areas.

You need to get all the information on your clients

create an international referral network

learn their interests and then refer them to agents in those areas.

The advice would differ based on where they want to retire and their particular circumstances, goals and desires.

Most searh on line heading cheaper place.  When they found it they take off using another agent to sell that is cheper than you.

Refer them to me. 

Unless you have subtropical weather and white sand beaches in your area you should encourage them and introduce them to your Florida 'go to' agent.
