For me, real estate is my 2nd full time job and my manager and director at my engineering job are fully aware that I work real estate too. For the last 4 years I've been doing 95% of the work for our team while my wife focuses on other activities. I have 5+ weeks of vacation a year and the bulk of it gets used in 1/4, 1/2 day or full day increments for real estate appointments that can't be handled after "normal" working day job hours, which is actually usually when most buyers want to look. If I need to miss day job hours, I have the flexibility to make them up in the evenings without any concerns from my management.
With two more closings to complete this month, I'll finish the year with 23 transactions for 6.6 million gross sales. On top of that I've got another 3 homes under contract for new construction to complete in 2017 and a 4th pending special pricing quotes that will either confirm or kill the deal.
It's all in what you're willing to do and how hard you're willing to work, and work is what I do. But in no way do I consider real estate for me "part time" or "something I do on the side". Bill

I've known nurses and teachers who've done this part time. Their jobs are more flexible (teachers are off at 2p, nurses often work 4x10s, 3x12s) leaving them a wider flexibility. Back in the "hey day" this was quite common to see. Now, it's mostly full-timers.
As Bill Liz and Bill Spear so elogquently said, most buyers work 8-5 and only have evening and weekend availability. That actually works well for the part-timers or, like Bill, the realtors who have multiple full-time jobs.
For me, it is my full-time job, along with my volunteering. I just took a 1.5 hour break in the middle of the afternoon for a vehicle that went over the side w/a patient trapped.

For many years when I first started I was a staff writer for 3 publications and wrote for deadline. That was easy to weave into the responsibilities of real estate. Notice I said weave the writing into real estate--not the other way around. People that have 'real jobs' need to have someone else with boots on the ground when something immediate and time-sensitive arises.

WE may have created the environment that allows part-timers to succeed.
However, play nice with everybody in the sandbox, is the instruction offered by your MLS, NAR, broker and franchise.
