Of course, the seller in our area has to pay for a new survey if it is older than 6 months.

As with anything in a real estate contract, it's a negotiated item.

Usually the builder is paying most if not all the closing costs and that fee is included. At least thats here.

Surveys are not required in platted subdivisions in our area. Sellers selling big parcels of land often help pay the cost of the survey.

Most builders do not pay for the survey..it is a customary buyer charge.

What does the contract say? That's where you'll find your answer.

The builder probably has already had a survey done. It would be redundant for the builder to do this again.

I have been involved in several transactions where surveys uncovered critical encroachments or violations of minimum setbacks. In new construction, a survey is especially important. The boundaries of undeveloped lots are often unmarked and buyers sometimes end up with a much smaller lot than expected. I would press the builder to pay for a staked survey.

yes, the builder always pays for the instrument survey.... and the "as built" for the placement of the house on the lot....
unless you're talking about a "plot plan" required by the bank....that's the buyer's cost....

The answer to this will vary depending on the location, the laws, what's customary in the area, and in general, like most all else, is negotiable.

Most often the builders i work with have a survey already complete and available. If the buyers bank requires something other than what is available, it is at the buyers cost

In real estate you don't get what you deserve, you get what you negotiate.

Whatever your Contract terms are will determine who pays for the survey. Here in Charlotte, our builders have to have a series of surveys (2 -3) for the County so, they always share them with the buyers, saving them the expense of another one.

of course what the contract says, if there is no contract yet, new const is no different than resale. buyer pays
