You really need a mentor. Ask for builder incentives which are generally applied to upgrades. Be aware of builder incentives to use their preferred lender. Get clear on the terms ... many will still provide the closing costs to an outside lender if their lender cannot do the loan.  Some don't. Just know what your client is getting into.  Ask a ton of questions ... never ASSume anything ... and get it in writing.

Written commission agreement in advance, before introducing the Buyer.  Is the Builder using the "standard" local real estate contract, or do they have their own contract, which is usually slanted in favor of the Builder?

Do research on the builder, ask to read the contract and do not think the only way to add value to the transaction is the discout or you may find yourself out of a deal. Builders have a finite incentive period!

You have to be very careful, the builders contracts protect the Builder not the buyer and they are very hard to get out of.
