If the owner will COMMIT a reasonable showing schedule, I would not wait.

I like the contrarian theory so I would say list it now! Lower inventory & less competition is good.

I will be listing a home next week. I've listed homes the weeks before Christmas and had them in contract by New Year's. People buy all the time.

Now, buyers are active thru out the year.

There are still very serious buyers out there in Dec. I think much more so that the months afterward honestly.

I'd list it now - people are still out there looking for the right house, and with lower inventories (at least in my area), now would be a great time to get out there.

The answer is always "NOW", if the property is show ready.  Serious buyers are always out shopping.... with fewer looky loos during the holidays too.

List when the seller is motivated.  It does not make a difference which month it is.

If the seller wants it now, it is now.

List in December.  Right now inventory is very low and it makes sense.

Sellers will sell and buyers will buy in December.  Last year December was busy out here.  It was the early spring when things suddenly died, and that's the usual start to the buying season.  Very odd year last year.

If the seller is going to have the home not too overly decorated and will make it available for showings w/a keybox, go for it!  Job transfers typically buy in December so they can start work in January.

Buyers are looking now. I'm busier than ever.

December is typically slow, but there are people still looking - and for sellers who need to sell, homes do go into escrow during the holidays.

If the seller understands the inconvenience showings can cause this time of year, go for it now!

The sooner the better in this market. No crystal ball on interest rates.

If a seller wants to sell, i list and sell any day, any month and any time. 

Now, there are still lots of buyers looking and there is less competition with sellers who wait until after the holidays.

The seller has to feel comfortable with showing it during this season. So, I need their full committment. ...then absolutely! The only people looking at homes this time of year are serious buyers looking for serious sellers!

If I don't someone else will!

I have a few that have called desiring to list their property, and all depends on their situation and motivation.

We just listed 2 homes last week and we went under contract over the weekend. We have another listing going in on December 1st. We're not waiting for January. It may be different in different parts of the country though.

I list it when I get it if that's what the customer wants - would make a great xmas present for some lucky family

List it NOW. Our inventory is getting so low.

Most people don't want to deal with people visiting their home during December because of so much going on.  They would rather wait until after New Years.

Yes I list in December and have two new listings coming up this week.
