Here is an example from my experience: To be an official bedroom, the room needs to have a closet and separate entrance. If a home has two bedrooms and another room (with no closet) and is only accessible by walking through another bedroom. That would be false advertising.
Or, if a bedroom is advertised but is really in a basement with no legal egress... that is false advertising.
Each state has different definitions of bedrooms, living space, etc. Check with your local juristiction.
