Consumers need to be more concerned with purchasing a quality product/making a decent investment for which we are paid fairly as a rule. My state doesn't ban it, but I do. I don't get in your pocket, stay out of mine. Excellent information!

Just think...how nice it would be that the agent would have to sharpen their skills in order to compete...now they just offer up half their paycheck.

I've always been surprised that Maryland doesn't ban rebates to consumers. By the way, that's a good thing.

It's not something I do...I don't know if my state prohibits this. 

We don't have this restriction, but have never given a rebate back to a client.

I don't like the government telling me what I must earn and what I can do with my earnings. If I want or need to give a rebate, that should be my choice and only my choice. This country was based on compentsion and that should not change

Not in CA. Rebates here are thriving. I had few sellers who went with 0.5% listing agents. Good luck.

Ours is not one that bans them (Redfin is here) and as others have said, it would be nice if they were banned in all states.  QUALITY should be what the DOJ wants for buyers - not 'cheap' agents!  (Sorry, that's probably not PC but, that's how I feel, Lise Howe!)

We don't have rebates in CT, but you can share with your principals, as I understand it, e.g. to facilitate a transaction.

Hi Lise - I know we don't ban them in Colorado, and we have used them on occasion, but not as an across the board marketing tool.

Oregon is one.  Commissions can only go to Licensed real estate professionals.

I guess it's allowed in NY as Redfin is here.

Ten states currently have laws that ban rebates. Nine states have a full ban on broker rebates:Alabama, Alaska, Kansas, Louisiana, Mississippi, Missouri, Oklahoma, Oregon, andTennessee. In addition, Iowa prohibits rebates when the consumers use the services of two or more real estate brokers during a transaction.

Thanks for posting the questions, I was viewing this morning a reverse prospecting company that offers buyers rebates. My state is not ban:)

Not here, there are tons of realtors in DFW and many compete for clients by giving them rebates etc.  Thank you for including the link. 

None in Oklahoma it is direct. 

When the homeowner agrees to the compensation shown on the listing agreement, they have NO intention of any portion of their dollars to go directly into the hand of the buyer.

Buyer agents who are not transparent in such rebate arrangements at the offer stage seem to create a situation incompatible with those who embrace ethics.

Hi Lise -- California does not ban them -- I didn't know the names of the other states until I saw your link(thanks).   

Mine is not one of them, and I offer both a nice Military Rebate & School Teacher Program because of it.
