In a hot market, buyer such as what you describe, Debbie Reynolds , are not serious - unless they are willing to make an offer sight unseen, which I do not recommend!  Buyers in a hot market have got to be ready to jump when the home hits the MLS. If they don't, they may learn to regret it.

There are other solutions, for example, to see after or before work ( or even during the lunch), or to write offers ''subject to'' the visual inspection.

Debbie Reynolds - if I am aware of the fact that the home will not last that long, I suggest to preview the home at the earliest.

Sometimes the buyers just can't preview the home almost immediately.

I still will check on their motivation, though.

Yes they are motivated to buy.....when they see the house they want.

Will it wait on them? Of course not. Motivation moves to the highest gear when the 2nd house they love is purchased by someone else. This is true whether they are looking SUNDAY only or full time plowing the dark-side.

If the buyers if fully qualified and able, without a pile of contingencies, a skilled agent will be able to overcome the challenges of what appears to be a low inventory marketplace.

They need to give house hunting the priority it deserves - including taking time off work to accomplish it - just as they would to see any other professional....

Chances in my market is very low that the property will still be there. I've found that buyers need to lose out on a few because of their limited schedule and they get more "motivated" to see homes when they actually come on the market.
