Sounds like a team event, but the split should be in writing

I have both buyer and listing agents on my team - not sure what you are asking but their commission is in their contract with me

I don't have any buyers agent, so I can't help you.

Typically buyer agents do it on their own; commission split is decided in advance.

Sure do and we split at xx%, because I oversee all legal aspects, inspections and subsequent addendum negotiations.

In new construction it is very common and buyer's agent gets a full commission!

Currently no, but in the past yes. The showing agents take care of the showing and they called me the "closer". I would write the offers and get them accepted moving the sale along to closing.

KAREN SANCHEZ - you are perhaps talking about a buyer's agent on a team?
Compensation is decided mutually.

Sorry, no. Gave up on buyer's agents more than six years ago. Even then, they wrote their own contracts. Commission splits depended on my agreement with them and their level of production and whether it was a lead from me or their lead.

I have assisted many times if asked to assist with contract wording, etc. and glad to do so. I do this to help colleagues and to get my properties sold.

I never had such situation, unless it is a new or inexperienced( clueless) agent and you have to. Unfortunately, you never get paid more for doing double work.

Karen,
Many times, we took over for the residential agent who brought the deal in in commercial real estate. We have always looked at them as someone of equal value! Without them, we would not have a deal done. So we shared 50/50, and earned a good reputation among all agents. That to us was more valuable than nickel and diming someone, with "I did more than you did!"
