What I have discoverd is the 'fantastic voice mail greeting' is not the hard thing to come up with. It is having the COURAGE to use a fantastic voice mail greeting that presents to problem.

Keep it short. I know I don't like to hear all that about leave the time you called, nature of your message, what you are doing and why you can't answer and how much you look forward to getting back with me and how you hope I have a great day. Short and sweet will get you more names to call back.
Write down what you want to say and read it.
Keep it short and be clear when you are speaking.
Identify yourself, maybe your specialty and your company.
Also give an indication of when you will return the call.

I think one that makes people laugh is always a winner. The more unique and showing of your personality the better. Have fun with it and change it often.
My advice is to speak slowly and clearly. Too many times I have to listen to a message again because people rattle off their phone number or other information.

It is all in the tone of the voice. Keep out background sound distractions and have a professional, yet warm/enthusiastic tone. Good luck!

In addition to the other great advice:
1. Sound like a real (genuine, approachable, professional) person, not a perfect person
2. Speak from your heart. This is an opportunity to create relationship.
3. Speak clearly and at a pace for those whose English may be a bit weak. They buy houses too.
Short and direct giving them an idea of when your returning a call or ask them to text for quicker response.
Be clear, precise and do not speak too fast. Record using a good quality microphone.

I like one that lets me know when I can expect a call back. It also helps to establish boundaries with your clients and peers.
One that expresses who you are, brokerage and when you will return calls.
Don't over think it. Be yourself and the outcome will be natural.
Don't make it "over the top"; can be annoying.
Make usre it is not too long, that really bugs me. Also change it periodically to fit where you are or what you are doing, i.e. I will be in a meeting from 2-4 today but will call back promptly after the meeting. If you hum and haw or say ers then start over.
