Don't have a preference. Depends on which best satisfies my client's requirements. However, in my area the commission for a new home is often larger than for a resale and the builder does all the paperwork.

Either is fine, William!  I love selling resales/historic homes but, do enjoy the occasional new construction and following them through the process.  It's educational and helps us keep up with the county codes with regards to building, helping with future inspection items.

New built, if it is finished, is often easier. Any repairs needed should be covered under builder warranty. And the builder/seller is motivated this time of year to move existing inventory before winter hits. May get some extras (refrigerator, exterior landscaping, A/C) thrown in.

Depends on what they want and what is available.  There aren't any new construction homes in my most recent buyer's price range.  Most new homes out here start at the low $1mil and go from there.  Not exactly entry-level.

First, whatever the clients are interested in! That being said, I really like working with the new homes sales offices in Naples and they pay a generous commission and many times, upfront while the building is under construction. Some even don't ask for the commission back if the buyers cancel! What's not to love about that arrangement?

Depends on their needs & wants. Both are available in San Diego, and typically re-sale pays better than new construction the last 3 years, but new sales are easier, so it's a 50/50 for me. I stick with what's best for the buyer, not what's best for me.

I usually ask what my client wants, price, number of bedrooms and bathrooms, age of the home etc and go from there.  So most of the times I ended up showing both pre-owned and new built.

Not a fan of building new homes, contributing to urban sprawl when there are plenty of existing homes. 

If people have that much excess money,  there are much more noble things to do with it than spend it on an excessive lifestyle.
