Tough ask right now John DL Arendsen with their economy. I just had 2 Canadian buyers go on hold until year's end to evaluate their commerce conversion rate to US dollars. Palm Desert is suffering this year too, the usual annual Canadian invasion was more of a non-event this year.
Reach out to AZ, WA, OR (even NorCal) agents, they seem to be some of my most consistent second home states.

Enjoy Montreal trip - I was there only once, many years ago, and it was wonderful.
Good luck catching up with any Canadian friends.
Thomas J. Nelson, Realtor is on target IMO

Good to see you are picking up a bit of French Canadian language John, this should help with the Quebec market.
Best of Success

Naples is also suffering a loss of Canadians buying and have more of them selling their properties here.

John DL Arendsen Wish Montreal was a bit closer than 500 miles so Dave & I could join you. Loved Montreal with many outside dining options but I can't remember names. Putine would be one of my choices!
Did you stop in Quebec City? It's on the bucket list for return visit, hopefully next summer.
Enjoy!! Hope to read a post or two when you get back.

Our first walk was through a charming little street in "Old Port" with an abundance of outdoor sidewalk cafes which we love as we are avid people watchers. After stopping at each one of them we chose the "Jardin Nelson".
It was by far the best choice we could have made. Indulged ourselves with a bottle of fine Canadian Chard and a rack of ribs. By far the best choice we could have made Mary Yonkers .
BTW, we did stop in Quebec City before arriving in Montreal. I think it had to be one of the most beautiful cities we've ever visited in the World. Walked a good 7-8 miles and love every bit of it.
Truly a very proud people and pristine place everywhere. Don't think we saw a spec of graffiti anywhere and never any trash on the ground. In fact most of the Canadian cities we had the opportunity to explore were very nicely manicured.

Hi John,
Enjoy Montreal it is a beautiful city. Right now I think most Canadians are trying to sell their properties down south, with our poor dollar there is money to be made.
