Every-time but one.

Because the main boxes are checked and the rest are forgotten once they realize no house is perfect. In 17 years I only had one client mildly regret where he bought, but he "really wanted that neighborhood" when we were looking. Still, he stayed 3 years, then I sold it and then sold him a better house in a better hood and he's happier.

I would say all of them.  The house becomes perfect because it was the house they made an offer on and the offer was accepted.

Not Often but One was a real suprise - 1st day on market - 3 full price offers. The winning buyer turned out to be a best friend of another buyer we were working with - in Denver Colorado - we are in Port St Lucie Florida.  What a suprise!  We had worked with both of them and did not realize that they are best friends~!
